Comprising one of our busiest market sectors, senior housing continues to grow in Dutchess County. The not-for-profit developer, Hudson Valley Housing Development Fund Company, is one of our firm's largest repeat clients and Meadow Ridge II is the largest project we have prepare for them thus far. Consisting of 52 units of affordable housing, the building is a mix of one and two bedroom rental apartments.
The goal in designing for seniors is to create an environment which is easily recognizable, simply organized and comforting. Our concept in breaking the building at two locations equidistant from the core was to segment the lengthy corridors, provide "community spaces" for social interaction, provide an orientation device in these lounge areas, and to articulate a rather long structure.

Senior housing continues to comprise one of our busiest market sectors in Dutchess County. Consisting of 32 units of affordable housing, the building is a mix of one and two bedroom rental apartments.
Located in the Village of Wappingers Falls, this site is in an historic district. Thus, we utilized a “mill style” building to blend with the surrounding environment. All floors have an easily identifiable layout with individualized entries at each, making orientation much less complicated for the residents. There is a congregate meeting facility on the first floor, providing the buildings largest “community space” for social interaction.
A testament to this and other projects we have developed for this client, strict maintenance of both budget and schedule resulted in full occupancy of this building prior to completion!

First "HOMES FOR WORKING FAMILIES" Development built in New York State for families.
Again working with the Hudson Valley Housing Development Fund Company, a local not-for-profit developer and one of our largest repeat clients, we shifted from senior housing to another critical front - affordable housing. Adjacent to the Meadow Ridge II Senior Development, this project consists of 32 units of affordable housing, each of nine buildings contains a mix of one and two bedroom rental apartments.
Inasmuch as occupancy of these apartments represent a large step towards economic stability for each family, and that many residents come to this project from more “hostile” living environments, our goal was to create a community by design. A Village within a City where each resident would look out for their neighbors and in doing so, care for their individual “homes” in a way many have not.
We are proud to say that this project was fully rented months prior to completion, and that we are embarking on other “affordable” projects within Beacon at this time.
This project differs from our other senior projects; it consists of rehabilitation of an existing hospital facility to re-purpose as a senior housing residence. This change of use requires extensive demolition but the design allows for re-use of the existing main structure. This project is currently on hold awaiting funding.
